METHODOLOGY

INNOVATION AS A LEVER TO BUILD MORE SUSTAINABLE AND EFFICIENT BUILDINGS

We are immersed in an era of change and innovation. The implementation of technological advances is allowing us to build more sustainable and efficient buildings, optimizing the use of human and material resources to achieve better projects.

As the basis and central axis of these advances in innovation we place the IPD (Integrated Project Delivery) Collaborative Processes. We are adopting the Lean Construction philosophy and applying the BIM (Building Information Model) management methodology as well as introducing industrialized processes in our work.

OUR WORKING METHODS

COLLABORATIVE IPD

WE IMPLEMENT COLLABORATIVE PROCESSES (IPD) TO ENSURE THE VIABILITY OF EACH PROJECT

In Bilba we rely on the collaborative methodology to optimize the talent and the point of view of all the agents of the industry, optimizing the results of the project and increasing its value with the objective that the promoter (the property) reaches the objectives of viability of the project, in terms of cost, time and quality among others, in all phases.

We are based on the principles of collective intelligence, transparency and information exchange, as well as on the definition of a common goal and the commitment of all the agents and companies that are part of the project.

LEAN

BRINGING GREATER VALUE TO EVERY PROJECT

In Bilba we are adopting a way of working based on "Lean Philosophy" through which we seek the maximum value to the projects we execute by applying the following improvements:

  • Minimization of waste, eliminating activities that do not add value and, therefore, making better use of the resources available for each project.
Including flexible processes that can be adapted to each project and each customer.

  • Focusing on the detection and solution of problems at source, in order to reduce costs and delivery times.

  • Establishing long-term relationships with all the agents involved; suppliers, subcontractors, etc. making joint agreements to share information and risk.

Lean Construction allows us a production management that seeks maximum value for our customer through our processes of continuous improvement application, proper planning and risk control. Transferring the Lean philosophy to the construction sector gives us advantages over the competition, great benefits for our collaborative projects and aims to eliminate waste or activities that do not add value to our projects.

What are the benefits of our collaborative projects applying Lean methodology?

  1. Higher quality construction
  2. Increased customer satisfaction
  3. Increased productivity
  4. Increased resource utilization
  5. Greater collaboration and flexibility
  6. Reduction of delivery times
  7. Cost reduction
  8. Improved safety
  9. Improved risk management
  10. Increased innovation

BIM

A DIGITAL INFORMATION MODEL IN OUR PROJECTS

We apply BIM (Building Information Modelling) as a collaborative work methodology for the creation and management of our construction projects. With this methodology we manage to centralize all the information of each project in a digital information model so all the agents can work with the same information for the benefit of the project.

In this way, in addition to sharing graphic information in 2D and 3D, we incorporate planning information (4D), costs and measurements (5D), environmental (6D) and maintenance and use of the building (7D).

BIM helps us to work in a collaborative way.
For BILBA, this methodology is the basis that allows us to work collaboratively on better projects and to incorporate industrialization and innovation in all projects. We take this collaborative process beyond the design phase, also incorporating the execution and management phase, extending in many cases throughout the life cycle of the building. BILBA's strategic plan is perfectly aligned with the BIM Plan for Public Procurement approved in 2023 and which, as of April 2024, mandates the gradual incorporation of all projects.

1. Processes: BILBA already has working procedures for the organization and digitalization of information based on UNE-EN ISO 19650, as well as specific BIM Guides. Coordination is done through a CDE or Common Data E n v i r o n m e n t, and models are used to obtain plans, 3D coordination and measurements.

2. Technology: BILBA has a common repository with access control, standardized file and folder nomenclature rules, workflows and information status according to UNE- EN-ISO 19650.

3. People: we have a trained work team that participates in each contract, defining a specific BIM manager, with the necessary technological means and experience according to the established requirements.

INDUSTRIALIZATION AND DFMA

EFFICIENT MANUFACTURING AND ASSEMBLY MANAGEMENT

As part of the industrialization process, in Bilba we incorporate the design for Fabrication and Assembly (DfMA) in our collaborative projects. Through this, we improve efficiency in manufacturing and on-site assembly.

With a broad vision, we understand the industrialization of construction as a productive process that involves automation, mechanization and integration of advanced technologies necessary to develop the design, production, transportation and management of any element or construction system. This improves productivity in a controlled environment and with trained specialists.

In the design-for-manufacturing phase, we optimize the parts that make up the assemblies, which allows us to reduce costs and lead times, and increase reliability, focusing on materials and manufacturing methods.
In the design phase for assembly, we optimize the way parts are assembled, which reduces assembly time and increases the reliability rate. We emphasize the use of fewer parts, optimal joints and elimination of secondary actions.

Through industrialized systems, we offer:

  • Adaptable standardization
  • Greater agility to manage change.
  • Optimization of materials at all stages
  • Reduction of environmental impact
  • Innovation through the use of digital tools
